How it works

Same process for residential and light commercial jobs. The rule: no payment and no work until every required file and answer is in. Incomplete files are the main reason reviews go wrong.

  1. Send your files and the intake form.Use the order page. You'll need the plans PDF (all architectural and structural sheets, the same revision the quotes were priced from) and your builder spec sheet (siding, roofing, insulation, windows and doors, finishes). If you don't have one, answer the spec questions on the form; "unknown" is fine. For a review or quote check, every quote as written: exclusions, terms and conditions pages, and any clarification emails. No account or sign-in needed.
  2. I check them within 2 business days.Plans complete and readable at scale? Revision matches the quotes? Every page of every quote? Tier matches the plans? I approve, or I reply with exactly what's missing. You haven't been charged.
  3. Pay.I email you a Stripe invoice or payment link for your price. Pay by card or bank transfer. The turnaround clock starts when it's paid.
  4. I do the work.Bid review: each quote goes in the workbook as written, every scope line is marked included, excluded or unclear, I put my local cost on every gap, compare deposit, payment, price hold, lead time and delivery, and spot-check the biggest quantities against the plans. Takeoff: every building material counted from your plans, trade by trade, foundation to shingles. Every line gets its source (sheet, detail or schedule, dimension or count) and a confidence flag. Walls are numbered and checked against the building perimeter. Anything not on the plans or spec sheet goes on your questions list. A Framing-Only Takeoff does the same for framing lumber, sheathing, headers and beams, and hardware. Takeoffs come back in 2-3 business days, or within 1 business day on rush.
  5. Delivery by email.Files come by email. Questions afterward? Reply by email and I answer in writing. You send the vendor questions yourself. I don't contact vendors or negotiate for you.
  6. Revisions.Bid review: one free update if a vendor revises within 14 days and the plans haven't changed. Takeoff: my errors fixed free for 30 days, plus one minor plan revision.

What I need from you

  • Plans PDF, all arch and structural sheets. Vector PDFs beat scans.
  • Builder spec sheet: siding, roofing, insulation, window and door brand or type, finishes. Or answer the spec questions on the form.
  • For a review: every quote, every page
  • Job location (city, county, state) and delivery address or nearest cross streets
  • Wall plate heights by level
  • Sheathing type and which walls are sheeted, if you know
  • Target order or start date

Accepted: PDF, JPG/PNG, XLSX/CSV, DOCX, ZIP. Not accepted: DWG, RVT, SKP or other CAD/BIM files. Export to PDF first.

What happens to your files

They're used for your job only. They aren't shared and aren't used by any other business. Your plans and quote files are deleted 12 months after delivery, or sooner if you ask. I keep a short record of each job (your intake answers, the invoice and the summary I delivered) in case a question comes up later.

AI software helps with first-pass takeoffs and drafting, so your files pass through those tools. I check every number before it goes out. AI doesn't pick a winner, set the cost of an excluded item, or write the vendor questions.

How many jobs I take

I do every job myself, so I cap how many reviews and takeoffs I take each month, especially during framing season. If I can't meet your date, I'll say so when I check your files, before you pay.
